Our goal is to ensure these occupants do not go unpunished.

Initial Consultation and Assessment – A comprehensive evaluation of the property and squatter history, including a consultation to answer client questions and address unique needs.

Customized Eviction Strategy Plan – A tailored, step-by-step eviction plan that provides clients with a clear understanding of each stage and timeline, ensuring they know exactly what to expect.

Communications Handling with Occupants – We manage all communication with unauthorized occupants, including both formal and informal notices, to reduce stressful or potentially dangerous interactions for our clients.

Filing Criminal Charges – In many cases, unauthorized occupants cause significant financial harm beyond lost rental income, including hindering property sales and more. Squatter Squad assists in determining whether criminal charges can be filed and, if so, supports clients in the filing process.

Coordination with Law Enforcement – We arrange for police involvement if necessary for the final eviction steps, especially when additional support is required to ensure enforcement.

Property Protection Package – We assist clients in filing a Trespass Arrest Authorization form and create a trespass prevention plan to help protect their property in the future.
